Here's How Much You Really Need To Earn To become a Home Owner in The Rebel County

It’s the question that never seems to go away: how much do you actually need to earn to buy a home in Cork today? With the cost of living climbing higher than ever (even a block of butter feels like a luxury item these days), the dream of getting on the property ladder can feel like it’s slipping further out of reach.

Buying a home in Cork now comes with a hefty price tag. According to Chill Insurance, the average property in the county costs €351,603, making it the fifth most expensive place in Ireland to purchase a house. 

When compared with other counties, Cork ranks behind Dublin (€614,012), Wicklow (€461,534), Kildare (€406,165), and Meath (€372,932).

For those hoping to get a foot on the ladder locally, the average deposit needed in Cork is €35,160, with the time it takes to save this amount estimated at five years and 10 months.  If you are trying to work out what you’d need to be meaning to make all of this happen, according to the Chill figures, Cork buyers would need to be earning around €82,837 a year to afford a median-priced home here.

Chill Insurance analysed data from 2010 to 2024 across all Irish counties, taking into account average house prices, incomes, and other financial measures to reveal the most and least affordable places to buy.

Now, that number might make you gulp, but it doesn’t mean the dream is dead. Buyers in Cork are still finding ways to make it work and the good news is, there are plenty of homes that don’t come anywhere near the scary “average.”So what’s actually on the market in Cork? Cork’s property scene is nothing if not varied. Think cosy cottages with bags of charm, modern apartments that are move-in ready, spacious family homes with room to grow, and brand-new developments that give you that fresh-start feeling without the DIY headaches. We went searching on daft.ie and did find a number of homes on the market for €300,000 or less. However, it’s worth bearing in mind that these figures reflect asking prices only and as many buyers know, houses in Cork typically sell for around 10% above asking.
