It’s official, buying a home in Cork just got even pricier. According to Daft.ie’s latest House Price Report, the average cost of a four-bedroom detached house in the county hit €498,000 in the third quarter of 2025, up 6.7 percent on last year. Yes, nearly half a million for a family home is now the going rate, but what exactly does that kind of money buy you?

But before you despair, let’s talk about what that money actually buys you. Because while €498,000 might sound like a scary number, the truth is it can stretch in some places and feel tight in others. As always, location makes all the difference. We went house hunting on Daft.ie to see what is currently on the market around that €498,000 mark, and the results show just how far your budget stretches depending on where you look.

In Enniskeane, a property in Keelnacronagh East is on the market for €495,000, offering a spacious home that blends rural living with convenience.

Also listed at €495,000 is a charming home in Clounkeen, Leap, full of character and perfect for those who want a quieter lifestyle.

For the same price, €495,000, you will also find a detached property in Glenmore Heights, Knockraha, a large family home with a great layout and easy access to Cork city.

Kinsale is also sitting right at that average with a home in Ringrone listed for €495,000, giving buyers the chance to live in one of the county’s most desirable coastal towns.

In Pouladuff, €490,000 secures a detached home in Landscape Park, ideal for families who want city convenience with plenty of living space.

Mallow has a property in Springwood listed at €480,000, giving buyers a large detached home in a well-connected town setting.

Blackrock is coming in at €475,000, where a home on Castle Road offers buyers the chance to live in one of Cork’s most sought-after suburbs.

Buttevant has a detached house on the market for €475,000, showing that you can head inland and still find a substantial family home.

In Dunmanway, €465,000 gets you a spacious detached property surrounded by countryside charm, ideal for those who want space and quiet.

Clonakilty offers a home in Curraghgrane Beg for €450,000, combining the buzz of a thriving town with proximity to the coast.

In Dromina, €395,000 buys you a detached house that is more affordable than many on this list but still ticks plenty of boxes for family living.

Finally, Ballydehob is one of the most affordable options on the list with a detached property priced at €350,000, perfect for anyone looking to embrace the laid-back West Cork lifestyle.

So what does all of this tell us? Half a million in Cork doesn’t buy the same thing everywhere.In Kinsale or Blackrock, half a million gets you a foot on the ladder, while in Dromina or Ballydehob, it’s more like a full leap onto it.  Either way, €498,000 opens very different doors depending on where you are searching in the county. And of course, the big question remains, what kind of income do you really need to afford a home in Cork these days? Estimates put it at over €80,000 a year, which can feel daunting, but don’t let that number put you off. As we explored in our previous article, buyers are still finding creative ways to make it work, and the good news is that there are plenty of homes out there that don’t come close to the scary “average.”
