Applying for a mortgage with Elevate Credit Union is a straightforward, community-focused process. Whether you are a first-time buyer looking in Fermoy or Douglas, upgrading to a larger home, or building your own property, this step-by-step guide outlines everything you need to know about navigating your mortgage journey locally.

Here, Gary Hanrahan, Marketing Manager at Elevate Credit Union, has some practical tips for Cork home buyers.

All buyers must demonstrate repayment capacity, Gary explains. “Ensure your bank statements clearly show consistent savings and rent payments for at least 6 consecutive months prior to applying. The combined total should match or exceed your expected new monthly mortgage payment.”

Keeping your accounts clean is also important. “Avoid overdraft usage, unpaid direct debits, or gambling transactions on bank statements during the 6-month review period.”

Engaging a local solicitor at an early stage of the process is also key. “Appoint a solicitor familiar with conveyancing in county Cork to ensure smooth contract exchanges and quick closing timelines,” Gary advises.

He outlines the mortgage application process below:

1. Check your eligibility and membership

Because Elevate Credit Union is a member-owned financial cooperative regulated by the Central Bank of Ireland, mortgage applicants must fall within the credit union’s common bond:

    • Common Bond Requirement: You can apply for a mortgage if you live, work, or study in Elevate Credit Union’s local common bond area across Cork (e.g., Douglas, Glanmire, Fermoy, and surrounding areas).
    • Membership Status: You can begin your initial mortgage enquiry before becoming a member, but your membership must be fully active and verified before your loan can be formally drawn down.

    2. Gather your supporting documentation
Having your financial documents prepared early helps streamline Central Bank stress-testing
and underwriting checks. You will need:

    Proof of identity and address:

    • Valid passport or Irish driver’s license
    • Recent utility bill (dated within 6 months)

    Income verification:

    • Last 3 consecutive months of payslips
    • Salary certificate completed by your employer
    • Recent employment detail summary (EDS) from Revenue
    • (If self-employed) last 2 years of audited/certified accounts, tax clearance
    • certificate, and Form 11 returns

    Financial statements:

    • 6 months of consecutive bank statements for all personal checking, savings, and loan accounts
    • 6 months of statements for any existing credit cards or external loans

    Proof of deposit:

    • Statements showing your savings accumulation over at least 6 months (showing “genuine savings” to meet Central Bank rules).

    3. Key Mortgage Features at Elevate Credit Union

      • Competitive rates: Flexible fixed and variable mortgage rates tailored for local buyers.
      • No hidden fees: No unexpected arrangement fees, administrative charges, or penalties for making lump-sum early repayments on variable rate options.
      • Personalised local decisions: Loan decisions are made by an in-house lending team who understand the local housing market.

      4. Step-by-step application roadmap

Submit full application: Formally submit your financial pack

Complete the Elevate Credit Union Mortgage Application Form and upload or submit all requested financial documents, bank statements, and income evidence.

Approval in Principle (AIP): Know your exact purchasing budget

Once your file passes initial underwriting, Elevate Credit Union issues an Approval in Principle (AIP) letter. This confirms how much you can borrow and is valid for 6 months while you search for a property or place bids.

Property search and valuation: Formalising your offer on a house
After having an offer accepted on a home, inform your Mortgage Specialist. Elevate Credit Union will issue instructions for an independent, professional property valuation to confirm the market value.

Formal Letter of Offer: Legal review and formal contracts
Following a satisfactory valuation report and final underwriter review, Elevate Credit Union issues your formal Letter of Offer. Copies are sent to both you and your appointed solicitor.

Closing and keys handover: Insurances and drawdown
Work with your solicitor to complete the legal title work, put mandatory Mortgage Protection (Life Cover) and Homeowner’s Buildings Insurance in place, sign the legal mortgage deeds, and draw down funds to complete your purchase.

WARNING: IF YOU DO NOT MEET THE REPAYMENTS ON YOUR LOAN, YOUR ACCOUNT WILL GO INTO ARREARS. THIS MAY AFFECT YOUR CREDIT RATING, WHICH MAY LIMIT YOUR ABILITY TO ACCESS CREDIT IN THE FUTURE.
WARNING – IF YOU DO NOT KEEP UP YOUR REPAYMENTS YOU MAY LOSE YOUR HOME.
WARNING – POSSIBLE FLUCTUATIONS IN THE INTEREST RATE COULD AFFECT THE AMOUNT PAYABLE.
*Security, property insurance and life cover required.
*Loans are subject to approval. Terms & Conditions apply.
*Elevate Credit Union Limited is regulated by the Central Bank of Ireland.
